On-site process
How Danara Verification works
Every published listing is physically inspected by our Da Nang team — real photos, a video walkthrough, and a condition checklist — before the Verified badge goes on.
On-site process
What happens before a listing goes live
- 01
Owner submits the property
The owner or Danara staff registers the apartment with its address, documents, and asking rent. Nothing is published yet.
- 02
We book an on-site visit
A Danara inspector schedules a visit with the owner or building management, usually within 3–5 working days.
- 03
Photo and video capture
Every room is photographed and filmed in natural light — including any wear, damage, or shared spaces. No stock or agency images.
- 04
Condition checklist
The inspector fills a standard checklist covering structure, utilities, furniture, appliances, safety, and legal documents.
- 05
Report and Verified badge
The condition report is attached to the listing, the owner confirms the details, and the listing is published with the Verified badge.
Media standards
Photo and video standards
The media on a Verified listing has to match what a tenant sees on move-in day.
- Real photos taken by Danara on the visit — never stock, renders, or owner-supplied marketing shots
- Wide-angle photos of every room, the kitchen, bathrooms, and the balcony or view
- A continuous video walkthrough so layout and flow are clear
- Natural daylight where possible; no heavy filters or distortion
- Visible wear, damage, or ongoing work is shown, not hidden
- Shared corridors, lift, and building entrance included when relevant
The checklist
What we check on site
Each Verified listing carries a condition report built from these categories.
- Structure & condition
- Walls, floors, ceilings, windows, and doors — damp, cracks, or damage noted with photos.
- Utilities
- Electricity, water pressure, hot water, air-conditioning, and internet readiness are tested.
- Furniture & appliances
- Every item in the inventory is checked for presence and working order.
- Safety
- Smoke alarms, gas safety, secure locks, balcony railings, and emergency exits.
- Legal & ownership
- Proof of ownership or authorisation to lease, and that the unit may legally be rented.
- Amenities & building
- Pool, gym, parking, security, and management contact — confirmed, not assumed.
Our commitment
The Danara quality guarantee
Verification is only useful if it holds up. Here is what we stand behind.
If the apartment differs materially from the listing, tell us within 48 hours of viewing and we re-inspect at no cost.
A listing found to misrepresent condition is pulled until it is corrected and re-verified.
The condition report and inspection date are always visible on the listing.
Danara staff — not the owner — control the Verified badge.
From owners and tenants
How Verification played out
Short accounts from people who rented or listed through Danara.
I rented a 2-bedroom in Hai Chau from another city. The video walkthrough and the condition report meant there were no surprises on move-in day.
Danara flagged a water-heater issue during the inspection that I hadn't noticed. It was fixed before the listing went live, so my first tenant never had a complaint.
When I resold my apartment, the buyer trusted the numbers because the rental history and inspections were all on record.
